Starts with knowing the true condition of your roof.

Types of Commercial Roofing Systems

Several different roof systems are frequently used by commercial buildings in North Carolina. The structure’s size, shape, pitch, and complexity will all help determine which type is best. We can evaluate your needs, make a tailored recommendation, and walk you through how a given system will affect your property’s energy efficiency and aesthetic appearance.

Our commercial roofing professionals in Hickory, NC can install any of the following roof system types:

  • TPO roofing. The TPO roofing system is a single-ply roofing membrane made up of synthetics and reinforcing scrim. Most TPO roofing systems can be easily identified in industrial communities by their white color. White is the most popular color because of its heat-reflective qualities, and, depending on the manufacturer, these “cool roofs” can be “Energy Star” rated according to Capital Improvements. TPO does also come in a variety of other colors, including off-white, beige, gray, and black. TPO roofing systems are designed to hold up under the harsh exposure of ultraviolet light, and their solar reflective quality translates into savings on air conditioning costs in the hot summer. Because of the material’s flexibility and durability, it is resistant to tears and punctures and can carry a Class 4 impact rating. TPO is also lightweight, making it easy to handle, transport, and install. It is malleable, too, making it easy to work with around pipes and other roof hardware, and it can be purchased in wide rolls, allowing it to cover large areas of the roof quickly. TPO is easily welded together at the seams using a heat welding machine that facilitates a strong, solid, and watertight seal.

  • EPDM roofing. The EPDM roofing system is a rubber, four-layer single-ply membrane made primarily of ethylene and propylene, similar to what goes into making tires. It is 100% waterproof and comes in two colors, black and white. The black EPDM color has carbon black added and is formulated to enhance UV rays and convert them to heat, while the white EPDM color has titanium dioxide added which works to reflect UV rays. EPDM comes in sheets that can be purchased in sizes as long as 200 feet and as wide as 50 feet. The membrane is generally manufactured in three thicknesses: 45 mil, 60 mil, and 90 mil. It is extremely flexible, durable, and versatile, able to withstand high winds, hail, heavy rain, and low temperatures. It also typically comes with warranties ranging from 5 to 20 years, with premium warranties often available for 30 years. Depending on the quality of the materials and installation techniques used, an EPDM roof can last up to 50 years.
  • PVC roofing. Polyvinyl chloride is a synthetic plastic polymer that can be used as a protective membrane on flat roofs or as a shingle-style material on sloped roofs. PVC roofing offers excellent protection from the elements, including UV rays, rain, and snow, while also being highly resistant to tears and punctures. Its relatively low maintenance requirements mean that it does not need to be replaced as frequently as some commercial roofing alternatives, potentially saving you money over time. Additionally, since it confers superb insulation properties, it can help keep your building cool in hot weather while reducing energy costs.
  • SPF spray foam roofing. Spray polyurethane foam (SPF) roofing is an effective, energy-efficient, and long-lasting material that offers dependable protection from the elements. SPF spray foam roofing is created by mixing two components together—isocyanate and polyol resin—which then expand to form a strong foam layer on top of your building. This foam layer acts as both insulation and waterproofing for your roof, providing enhanced energy efficiency for your property. Its seamless application means that, when properly installed, there should be no leaks or gaps present that could lead to future water damage. With proper preventative maintenance, SPF spray foam roofing systems can last up to 50 years. These roofs also tend to require fewer repairs over time due to their ability to resist extreme weather conditions.
